- Ownership papers. Ask to see the deed and the land records, and have a lawyer check them.
- Approved plan. Compare the building with the approved plan, floor by floor.
- Handover date. For an under-construction flat, get the handover date and the penalty for delay in writing.
- Real size. Ask how much of the quoted size is common space.
- Utilities. Confirm the gas, water and electricity connections and separate meters.
- Parking. Make sure the car space is named in the deed.
- Service charge. Ask what it covers and how it has changed over time.
